Looking in Dubai Hills? It's noisier than it should be.

Dozens of agents. Identical listings. Properties that look great in photos and disappointing in person. Here is how I cut through it.

You have probably already done the maths. You have seen the same five Maple homes on three different portals at three different prices, you have had four agents send you the same Sidra villa, and at least one of them claimed it was "off-market." It was not.

The signal-to-noise ratio in Dubai Hills is bad right now, and it gets worse the higher your budget goes. My job, if we work together, is to be the filter.

Shortlist curation

You tell me what you actually want. Not the bedroom count and budget, the deeper stuff: how you live in a home, who is in it, what a good morning looks like, what you would hate to compromise on. Then I filter the market down to five to ten properties worth your time. The rest you never have to look at.

Honest area pros and cons

Maple and Sidra are different communities with different trade-offs. School catchments, traffic at school run, walkability to the mall and the park, build year, plot sizes, resale liquidity. I will tell you which clusters within each community I would actually live in, and which I would avoid, and why.

Off-market access (the real kind)

“Off-market” is the most abused phrase in Dubai real estate. Most agents use it to mean “not yet listed but will be on Bayut tomorrow.” What I mean by it is homes I know about because an owner has spoken to me directly, or because another fäm agent has the listing privately. When I have one that fits you, you will see it. When I do not, I will not pretend otherwise.

Financing introductions

fäm has banking partners across the major UAE lenders. If you need a mortgage, I can put you in front of the right banker on day one, not three weeks into the process when an offer is on the table.

Negotiation that's actually planned

This is where most buyers leave the most money on the table, and it is the part nobody talks about. We work out your number, your walk-away, and your sequence of moves before the first offer goes in. By the time you are across the table from the seller's agent, none of it is being improvised.

Tight-knit, family-heavy, lots of school-run buggies, mall walkable for the closer clusters.

Larger plots, a bit more breathing room, slightly more grown-up feel.

Maple

Families with school-age kids who want a tidy townhouse layout and a short drive to Dubai Hills Mall.

Sidra

Buyers who want a private garden, a real driveway, and do not mind a slightly longer drive to the mall.

Watch out for

Maple

Distance from the park varies a lot by cluster. Some Maple homes are a five-minute walk to green space. Others need the car. Do not assume the postcode does the work.

Sidra

Build year and original handover quality vary across phases. A Sidra 1 home and a Sidra 3 home are not the same product.
The process

Plain English, no pressure.

Most buyer-agent first meetings are 90 minutes of an agent showing off. That is a bad use of your time. Here is what mine actually looks like.

  • A 15 to 30 minute first conversation, on WhatsApp or in person, where I ask more than I talk.
  • A short shortlist within a few days, with my honest take on each property.
  • Viewings clustered into a single morning or afternoon, not spread across three weekends.
  • A straight answer on each home, including which ones to skip and why.
  • When you find the one, a negotiation that has been planned, not winged.

Before you book a single viewing.

What are the upfront costs when buying in Dubai Hills?

Budget roughly 7 to 8 percent on top of the purchase price. The big one is the 4 percent DLD transfer fee, then the agency fee, trustee and admin fees, and mortgage costs if you are financing.

Do I need mortgage pre-approval before viewing?

I strongly recommend it. Pre-approval fixes your real budget before you fall for a home you cannot offer on, and sellers take your offer seriously when it arrives with financing already in place.

Should I buy in Maple or Sidra?

They are different products. Maple is townhouses, tighter-knit and more walkable; Sidra is villas with larger private plots. The right answer depends on your budget and how much the plot matters to you.
