How to read a Dubai Hills listing (and spot the lies)
How to read a Bayut, Property Finder, or dubizzle listing for a Dubai Hills home like an agent would, and spot the bait, the spin, and the stale ones.
You have ten tabs open. Three are the same Maple townhouse at three prices with three agents. A fourth says "off-market, message for details." A WhatsApp group is forwarding a "rare opportunity" that has been on Property Finder since January. The portals feel like they are working against you.
That feeling is correct. Bayut, Property Finder, and dubizzle are useful only if you read them the way an agent reads them. Here is how, before you waste a Saturday on a viewing that was never really a viewing.
Start with the Trakheesi permit number
Every legitimate property advert in Dubai must show a Trakheesi permit number. Trakheesi is DLD's online permitting system. The agent applies, DLD issues a permit, and the same number then appears wherever the home is listed. One permit covers Bayut, Property Finder, dubizzle, and Houza.
- No permit number, no real listing. Scroll past.
- Same permit number across portals is one legitimate advert appearing more than once. Normal.
- Different permit numbers on what looks like the same home means different brokers have each pulled their own permit, which is also legitimate under Form A.
Usually at the bottom of the listing details or in the agent block. If it is missing entirely, someone is testing whether you will care. You should.
"Same home, three prices, three agents"
Sometimes this is fine. Form A is the seller-broker agreement, and a Dubai seller can sign Form A with up to three brokers at once on a non-exclusive basis. Three brokers, three permits, sometimes three slightly different asking prices because the seller has not enforced one number. The system working as designed.
What is not fine is one agent uploading three near-identical copies at three prices. That is lead fishing, capturing buyers across more search filters so more enquiries land in one inbox. Check the agent name and brokerage on each duplicate. If they match, one agent is gaming the portal.
Either way, treat the lowest figure as closer to the seller's real number than the highest.
"Off-market" in a public listing is a contradiction
If a listing is live on Bayut and the description says "off-market opportunity," the listing is on market. If it is online, it is on market. Off-market means the home is not on any portal because the owner is working directly through an agent's network. The moment a Trakheesi permit sits under a public listing, "off-market" is marketing, not status.
Real off-market exists in Dubai Hills, usually through a brokerage's internal buyer-and-owner network. It does not show up on Bayut.
Photo lies are the easiest ones to spot
- Heavy edits. Skies a uniform blue, grass the green of a snooker table, interiors bright enough to need sunglasses. The home will be darker in real life.
- Wide-angle distortion. A Maple 4-bed living room is not a small ballroom. If the room looks wider than it is deep, the camera was on a 14mm lens two inches from the back wall. A king bed is two metres across. Use that as your ruler.
- Daylight in a north-facing room. Cross-check orientation against the floor plan and Google Maps. A "bright" room shot from the wrong direction has been staged for the camera.
- Old photos. Look at the background. Last year's number plates, construction hoardings on a building that finished a year ago, a paint colour next door that has since changed. Years-old photos get recycled when the agent has no current access, often because the home is now tenanted.
If the photos feel too good, look at the smallest details. The background gives it away.
Vacant on transfer, tenanted, vacant possession served
These phrases get used interchangeably. They are not interchangeable.
- Vacant on transfer should mean empty on the day of transfer. Sometimes it does. Sometimes it means the owner intends it to be vacant and has not served notice.
- Tenanted means a sitting tenant. The tenancy contract survives the sale. You step into the landlord role, and if you want vacant possession later you start your own 12-month notice clock from the date of acquisition.
- Vacant possession served means the seller has formally served notice. Crucially, that notice is not transferable. The seller's clock does not become your clock. You start fresh.
Each state changes the price, the timeline, and sometimes whether the deal makes sense. Ask which applies in writing, and ask for the date of any notice served. If the answer is vague, treat the home as tenanted with no notice and price accordingly. More on this in the companion post on selling a Dubai Hills home with a tenant.
Pricing tells
The number tells you almost as much as the photos.
A round number (AED 5,000,000, AED 6,000,000) is usually an invitation to offer. If the listing is 5M flat, the seller is usually inviting offers somewhere in the 4.7-ish region, and an agent who knows the home will say so.
A weirdly specific number (AED 5,275,000) usually means a bank valuation has anchored the price. Either the home was valued recently for a refinance, or the agent pulled the figure from a recent comparable and added a margin. Less negotiation room, more defence behind it. Ask to see the workings.
The tell is what the number says about the seller's mindset.
Square footage: BUA vs net
Read the unit details, not the headline area. BUA (built-up area) is the total enclosed footprint, usually including walls, terraces, and sometimes the garage. Net (or carpet) area is what is actually inside the rooms. A Maple 4-bed advertised at 2,800 sq ft BUA might be 2,200 sq ft net. Not a lie, but a different home from what you pictured. If only one figure appears and it is not labelled, ask. An agent who fudges this has not been inside the home.
Service charges, often missing, always relevant
Service charges are annual community fees, paid per square foot of BUA. They vary cluster by cluster, and a Maple townhouse rate is not a Sidra villa rate. If the listing does not mention the figure, ask before you view. An agent who knows the home has it ready.
The agent's RERA BRN
Every licensed broker in Dubai carries a RERA Broker Registration Number (BRN). It should appear alongside the agent's name. If it is missing, the photo looks like a stock image, or the brokerage name is hidden, the listing is unverified. You can verify a BRN on DLD's broker search in two minutes.
Cross-check on DXB Interact before you offer
Portals show asking prices. DXB Interact, the public DLD transaction-data portal, shows achieved prices. The gap between them is where most overpaying happens.
Before you offer, pull DXB Interact, filter by community (Maple or Sidra), filter by bedroom count, and look at the last 60 days of completed sales. That is what a buyer like you actually paid for a home like this. Anchor your offer there, not on the highest Bayut asking.

One last tell. Listings that call a Maple home a "villa." Maple is townhouses. Sidra is villas (with a small townhouse subset). An agent who calls a Maple unit a villa is either inexperienced or copying competitors. Either way, they are not the agent who is going to negotiate two hundred thousand dirhams off the asking price for you.
What changes when you read listings this way
You stop arriving at viewings hoping the agent is honest and start arriving knowing what is real. You ask the questions that change the conversation: which permit, which Form A status, which orientation, what DXB Interact says, what the service charge is per square foot, whether any notice is transferable. The good agents respect you for it. The bad ones stop wasting your time.
